We want your home to stay safe, comfortable and well looked after for years to come. We plan maintenance and improvement work in advance, which is different from day-today repairs. Our surveyors visit homes to check their condition and make sure everything stays in good repair.
Some of the work we carry out includes:
- Installing new kitchens, bathrooms or heating systems when it’s time for an upgrade.
- Replacing roofs, windows and doors when they need updating.
- Painting the outside of your home. We only paint inside shared areas if this has been agreed as part of your tenancy agreement.
As a minimum, all our homes meet the Government’s Decent Homes Standard.
Adapting your home (aids and adaptations)
If you find it difficult to get around your home we may be able to help make things easier for you.
Your home can sometimes be adapted to help you live more independently.
Adaptations can be small changes like grab rails or lever taps, or bigger works like installing a ramp for easier access or a wet room to make showering safer.
You can also speak to your GP, who can refer you to an Occupational Therapist or your social care team at your local authority for advice and support.

The process
One we receive your request, we will arrange for one of our Property Surveyors to visit you in your home. They’ll talk through your needs with you and will work with your support provider and local authority teams.
Our surveyor will review any recommendations from your Occupational Therapist too and talk to you about what support and funding might be available (such as a Disabled Facilities Grant) to make sure the adaptation is right for you.
Minor adaptations
Things like grab rails or ramps.
Once all information is received, these are usually approved and completed within 28 days .
Major adaptations
Things like new showers or widened doors. These works can take longer to complete because of extra approvals and funding.
They cost more than £750 and are usually funded through a Disabled Facilities Grant (DFG) from your local authority. You can find out more about DFG eligibility and how to apply on the GOV.UK website.
