Policies

Our policies ensure we effectively deliver services to tenants. Here you can access a range of policies to help understand how we operate as an organisation.

Adaptations policy

This policy sets out Golden Lane Housing’s approach to managing aids and adaptations helping tenants with disabilities to live safely, independently and with dignity in their homes, ensuring homes are designed or adapted to meet specific needs appropriately.

Allocation policy

This policy sets out Golden Lane Housing’s rules that govern how vacant properties are allocated to tenants. The policy aligns with the requirements of the Regulator of Social Housing’s Tenancy Standard and ensures a fair allocation and letting of properties.

Anti-social behaviour policy

This policy reflects the requirements of the Regulator of Social Housing’s Consumer Standards specifically for the Neighbourhood and Community and Tenancy Standards. It sets out Golden Lane Housing’s approach to tackling anti-social behaviour, hate crime and hate incidents.

Code of Conduct

Golden Lane Housing’s code of conduct outlines the expected behaviours, responsibilities, and professional standards for our employees and wider colleagues.

Complaints policy

This policy sets out how Golden Lane Housing manages complaints and upholds our values, of caring, honesty, listening, reliable and creative.

Domestic Violence and Abuse policy

This policy is outlines our commitment to supporting tenants if they experience domestic violence and abuse.

Empty Homes policy

This policy details the management of Empty Homes and our approach to managing empty properties to meet tenant expectations, regulatory and statutory requirements.

Health and Safety policy

This policy details our approach to managing health and safety across the organisation and in the delivery of our services to tenants in an efficient and effective way.

Repairs and Maintenance policy

This policy sets out our commitment to fulfilling our statutory repair obligations and contributes to the efficient and effective maintenance of our housing stock, ensuring that expenditure is managed effectively and delivers Value for Money.

Mutual Exchange Policy – position statement

While we do not facilitate mutual exchanges, this position statement shows we are committed to ensuring our tenants remain in suitable, safe homes as their needs change.

Safeguarding adults and children policy

This policy details Golden Lane Housing’s safeguarding approach to be taken by colleagues, contractors, volunteers and third parties who, while carrying out their duties, have concerns, allegations or actual evidence concerning the abuse or neglect of children or adults at risk.

Tenancy policy

This policy reflects the requirements of the Regulator of Social Housing’s Tenancy Standard 2012 and proposed revised Tenancy Standard which came into force on 1st April 2024. It sets out Golden Lane Housing’s approach to offering tenancies and licence agreements which are compatible with the purpose of the available accommodation.

Unreasonable behaviour policy

This policy provides a consistent approach to responding to customers who behave in an unacceptable or unreasonable way and sets out the actions we may take. This policy also covers third parties action on the behalf of customers.

The Complaints policy explains how tenants can make a complaint to Golden Lane Housing and what Golden Lane Housing will do if tenants are unhappy with something to do with their home.

This policy explains how Golden Lane Housing helps people with a learning disability or autistic people find and keep a safe home.
