Our approach

We understand that people with a learning disability and autistic people have unique wants and needs when it comes to their home.

Key pillars of our approach

We partner with over 150 support providers and maintain strong relationships with families, social services, local authorities and landlords to enable our tenants to live independently.

We deliver specialist landlord services designed for our tenants, offer a personalised in-house repairs service and run a 24-hour emergency helpline for urgent repairs.

We have initiated a ten-year renovation programme to ensure homes meet and exceed evolving standards.

It’s really important to us that tenants are able to live happy, healthy and safe lives, all of which contribute towards helping tenants to achieve their future aspirations.

We work closely with partner organisations to make sure that our tenants receive the right support to meet their needs. Combining the housing management services that we provide along with their support helps our tenants to maintain their tenancy.

We know it’s really important for tenants to feel safe in their homes and we take our safeguarding responsibilities seriously. Our colleagues are regularly trained in recognising signs and indicators of abuse and they know what action to take if they have a concern about the safety of our tenants.

We work with a number of partners to help keep tenants safe, including people with a learning disability and their families, support providers and local authorities.

Local authorities

Working together to create homes that work for people with a learning disability and autistic people

Golden Lane Housing collaborates with local authorities and support providers to develop housing that meets both individual needs and wider community plans. Our aim is to provide the right home in the right place, with long-term security and quality in mind.

How we work:

  • We ensure all our homes meet regulatory standards for specialised supported housing.
  • We work closely with Housing Benefit departments to agree fair and reasonable rent levels. This helps provide financial stability and reassurance for our tenants and partners.
  • We support local authorities to deliver housing that responds to the needs set out in their strategic plans.
  • We have strong experience supporting transitions from residential care to supported living, including de-registration projects.
  • We’ve successfully delivered homes through programmes like NHS Transforming Care, purchasing and adapting properties to meet specific requirements.
  • We partner with local authorities, housing associations, and registered providers who are seeking an experienced specialist landlord for supported housing.
  • Our teams offer expert advice and guidance—whether you’re looking to provide housing for a few people or develop a larger project.
  • Our regional development teams work alongside you to explore current needs and plan for the future.

Registered providers

We have extensive experience of working with other registered providers and housing associations to support them in managing their stock, offering a number of attractive services to manage these effectively.

This might be beneficial in areas where due to geography they struggle to cover or they have a focus on general needs stock.

  • finding a property
  • rent setting and liaison with Housing Benefit
  • rent collection and arrears management
  • management of repairs both day-to-day and in some cases planned maintenance
  • compliance certification and management
  • liaison with care providers and other customers including agreeing a service level agreement as necessary
  • property inspections
  • safeguarding lead
  • dealing with any anti-social behaviour or other tenancy related issues
  • provide easy-read materials
  • 24-hour helpline for emergencies and emergency repairs.

Leasing existing services

As a specialist housing provider, we are well structured to provide an excellent service to tenants, the head landlord, local authority and other stakeholders.

We offer to lease properties and manage these services. A registered provider can retain its asset and continue to receive the rental income, allowing the service to continue and tenants to live in their properties.

Partnering with support providers to deliver great homes

At Golden Lane Housing, we believe everyone with a learning disability and autistic people should have a home that meets their needs, offers stability, and supports independence.

We work closely with support providers of all sizes—national, regional, and local—to create and sustain high-quality supported living arrangements that are person-centred and long-lasting.

How we work with support providers

We’re experienced in supporting new housing schemes, whether support providers have existing accommodation or are looking to lease properties from other landlords. We also help when there’s a need to separate housing and support functions—such as where the support provider owns the property but is looking to focus solely on delivering care and support.

No matter how a person’s support is funded—whether through a local authority care package or a personal budget—our focus is on working in partnership with support providers to deliver a joined-up approach that puts the person first.

We offer flexible service level agreements that clearly set out responsibilities and ensure our tenants receive a responsive and supportive housing management service that helps sustain successful tenancies.

  • Leasing and management options: We can lease or manage your existing properties, helping to formalise the separation of landlord and support roles while supporting the long-term financial sustainability of your service.

  • Rent and service charge assurance: We’re highly experienced in setting and securing sustainable rent and service charge levels. Our expertise in Housing Benefit, including exempt and specified accommodation, means greater certainty for tenants and providers alike.
  • Responsive landlord services: Our tenants benefit from specialist supported landlord services, including a 24-hour helpline and a repairs service that’s adapted to meet individual needs.

We work with a wide range of people, including private and social developers and landlords, other partners, financial investors, local authorities and health care commissioning teams.

We have experienced development managers across England, Wales and Northern Ireland who work closely with developers and landlords to identify suitable land and properties to lease or purchase, and take schemes from early negotiations through to completion.

We are planning on a significant growth within the next few years to increase our housing options for people with a learning disability and autistic people.
