Golden Lane Housing is a nominated finalist for the NHMF Best Practice in Maintenance Awards 2014 in the Most Improved Asset Management Service category.
Over the last 18 months we have embarked on a project to revolutionise our asset management practice putting our customers at the centre of the service. The project has brought major changes to the way we work and our service delivery through the implementation of technology, procurement of contractors, stock surveys, financing and benchmarking.
Every repair is treated in its entirety basing decisions on the tenant’s individual needs, with enhancing the service we provide through the improvements we are able to deliver a better service. Through the project we are able to deliver a robust maintenance planned budget over a five year period.
By benchmarking our data we are constantly striving for higher performance within our asset management performance indicators, early indications are showing a reduction in response times for reactive repairs and we have started to see a reduction in housing vacancies.
We believe involving our customers all the way through the process and this starts with offering a choice of products instead of a small sample previously given.
